Your Complete Guide to Military Home Buying in the Killeen-Fort Hood Area

Your Complete Guide to Military Home Buying in the Killeen-Fort Hood Area

Serving Those Who Serve: Expert Real Estate Guidance for Military Families

Receiving PCS orders to Fort Hood marks the beginning of an exciting new chapter—but it also brings important decisions about housing. Whether you're a first-time home buyer or a seasoned military family, understanding the Greater Killeen area's real estate market is crucial to making the best choice for your family and your financial future.

At Homevets Realty, we've spent over three decades helping military families navigate these decisions. With more than 1,000 transactions completed, we understand the unique challenges and opportunities that come with military relocations. Let us share what you need to know.

Why Killeen-Fort Hood Is Different

Fort Hood stands as one of the largest military installations in the free world, and that size creates something special: a community that genuinely understands military life. Unlike some duty stations where military families feel like outsiders, here you'll find:

  • Schools experienced with military transitions - Teachers and administrators know how to welcome new students mid-year and support families during deployments
  • A supportive neighbor network - Your neighbors understand TDY schedules, deployment cycles, and the challenges of military life
  • Military-friendly businesses - Local services that respect military schedules and genuinely appreciate your service
  • A stable housing market - Consistent demand from incoming families creates reliable property values

This isn't just marketing talk—it's the reality of living in a community where military service is the norm, not the exception.

Exploring Your Neighborhood Options

The Greater Killeen area offers diverse communities, each with its own character and advantages. Understanding these differences helps you find the perfect fit for your family.

Killeen

As the largest city adjacent to Fort Hood, Killeen provides the most variety in housing options and price points. You'll find everything from affordable starter homes to executive properties, established neighborhoods with mature trees, and newer developments.

Advantages:

  • Shortest commute times to most Fort Hood gates
  • Extensive shopping, dining, and entertainment options
  • Wide range of price points
  • Diverse neighborhood choices

Considerations:

  • Quality varies by neighborhood—local knowledge is essential
  • Some areas are more developed than others
  • Traffic during peak hours near gates

Harker Heights

Located southeast of Killeen, Harker Heights has experienced significant growth with numerous newer subdivisions and modern amenities. Many military families are drawn to this area for its family-friendly atmosphere.

Advantages:

  • Newer construction and modern floor plans
  • Highly-rated schools
  • Well-maintained neighborhoods with active HOAs
  • Strong sense of community

Considerations:

  • Generally higher price points
  • 15-25 minute commute depending on your gate
  • Some HOAs have specific rules about rentals

Copperas Cove

West of Fort Hood, Copperas Cove offers a smaller-town atmosphere with a tight-knit community feel. This area attracts families looking for a quieter lifestyle while remaining close to post.

Advantages:

  • More affordable price points
  • Larger lots in many neighborhoods
  • Small-town community atmosphere
  • Less congestion than Killeen

Considerations:

  • Longer commute if working on the east side of Fort Hood
  • Fewer shopping and entertainment options
  • Smaller housing inventory

The Power of VA Home Loans

One of the most valuable benefits available to service members is the VA home loan program. At Homevets Realty, we've helped hundreds of military families leverage this incredible benefit. Here's what makes it so powerful:

Zero Down Payment

Unlike conventional loans requiring 5-20% down, VA loans allow you to purchase a home with no down payment. This means you can become a homeowner without depleting your savings.

No Private Mortgage Insurance (PMI)

Conventional loans with less than 20% down require PMI, adding $100-300+ to your monthly payment. VA loans eliminate this cost entirely, making homeownership more affordable.

Competitive Interest Rates

VA loans typically offer lower interest rates than conventional mortgages, potentially saving you thousands over the life of your loan.

Flexible Credit Requirements

The VA loan program is designed to help service members succeed in homeownership, with more flexible credit guidelines than conventional loans.

Local Expertise Matters

The Killeen-Fort Hood area has lenders who specialize in VA loans and understand military timelines. We work closely with these professionals to ensure smooth transactions that accommodate your PCS schedule.

Buy or Rent? Making the Right Decision

This question deserves careful consideration. Let's examine both options from a military family's perspective.

The Case for Buying

Building Equity Instead of Paying Rent

Your BAH is going toward housing either way. When you buy, you're building equity and net worth rather than paying someone else's mortgage. Over a typical 2-4 year assignment, you can build substantial equity.

Investment Potential

Fort Hood's size and permanent party strength create consistent rental demand. Many military families we've worked with have turned their Killeen homes into rental properties after PCS'ing, creating:

  • Monthly cash flow that supplements income
  • Long-term wealth building through appreciation
  • Tax benefits from investment property ownership
  • A foundation for a real estate portfolio

Stability for Your Family

Owning your home means stability—no landlord deciding not to renew your lease, no surprise rent increases, and the freedom to make your house truly feel like home.

Financial Sense in This Market

The Killeen area offers affordable real estate where BAH often covers a mortgage payment. Compare this to expensive duty stations where renting is the only practical option, and you see the advantage.

When Renting Makes Sense

Short-Term Uncertainty

If there's significant uncertainty about your assignment length or the possibility of an unexpected PCS, renting provides flexibility.

Learning the Area First

Some families prefer to rent for 6-12 months to understand the area before committing to a purchase. This can be a smart strategy, though you do pay rent during this period.

Avoiding Homeowner Responsibilities

If you prefer not to handle maintenance, repairs, and property management, renting transfers these responsibilities to your landlord.

Testing Military Life

First-term service members still determining if the military is a long-term career might prefer renting's flexibility.

Navigating the PCS Timeline

One of the biggest challenges military families face is coordinating a home purchase from their current location—whether that's across the country or overseas. We've refined this process over decades to make it as smooth as possible.

Before You Arrive

Step 1: Get Pre-Approved Early

Start the financing process as soon as you receive orders. Pre-approval gives you:

  • A clear budget for house hunting
  • Stronger negotiating position with sellers
  • Faster closing once you find your home
  • Peace of mind during a stressful transition

Step 2: Research Neighborhoods

Use online resources, military family Facebook groups, and our expertise to narrow down preferred areas. Consider:

  • Commute time to your specific work location
  • School ratings if you have children
  • Proximity to shopping and services
  • Neighborhood atmosphere and amenities

Step 3: Embrace Virtual Technology

Virtual tours have become incredibly sophisticated. We provide:

  • Live video walkthroughs of properties
  • Detailed photos and videos
  • Neighborhood drive-through videos
  • Honest assessments of each property's condition

Step 4: Plan Your Timeline

Most home purchases close within 30-45 days. With experienced local professionals and military-familiar lenders, we can often work within tight PCS timelines.

The Inspection and Closing Process

Even if you're not physically present, you maintain full control:

  • Professional inspectors assess the property's condition
  • We advocate for necessary repairs or credits
  • Title companies handle all paperwork
  • Many closings can be completed via overnight documents
  • We can attend closing on your behalf with power of attorney

Investment Strategy: Building Wealth Through Real Estate

Many service members don't realize that their Fort Hood assignment could be the beginning of a real estate investment portfolio. Here's how smart military families are building wealth:

The Rental Property Path

Scenario: You buy a home during your Fort Hood assignment using your VA loan. When you PCS, instead of selling, you rent the property.

Benefits:

  • Tenants pay down your mortgage
  • Property appreciates over time
  • Tax deductions offset rental income
  • Steady cash flow supplements your income
  • You can repeat this process at future duty stations

Why It Works Here:

  • Consistent demand from incoming military families
  • Established property management companies understand military landlords
  • Affordable price points mean positive cash flow is achievable
  • Market stability reduces investment risk

The Numbers Make Sense

Let's look at a realistic example:

Purchase: $250,000 home with VA loan, zero down
Monthly mortgage payment (with taxes and insurance): $1,800
Expected rent: $2,000-2,200
Monthly cash flow: $200-400 after property management fees

After four years at Fort Hood:

  • You've built approximately $30,000-40,000 in equity
  • You own a cash-flowing asset
  • Your tenant continues paying down your mortgage
  • The property appreciates 3-4% annually

Now imagine repeating this at your next two duty stations. You're building substantial wealth through real estate investment.

Understanding the Local Market

Market knowledge matters. Here's what you should know about current conditions:

Price Points and Value

The Greater Killeen area offers exceptional value compared to many military installations:

  • Starter homes: $180,000-$230,000
  • Mid-range family homes: $230,000-$320,000
  • Executive properties: $320,000-$450,000+

Your BAH typically covers a quality home in the mid-range category, which is unusual compared to expensive duty stations.

Market Conditions

The Fort Hood market remains stable due to:

  • Consistent demand from incoming military families
  • Large permanent party population
  • Growing civilian employment in the region
  • Balanced inventory of homes for sale

Neighborhood Appreciation Patterns

Some neighborhoods have shown stronger appreciation than others. Our local expertise helps identify areas with the best long-term potential.

When It's Time to Sell

Eventually, you'll receive new orders. Here's what you need to know about selling your Killeen property:

Managing the Sale Remotely

Most of our selling clients are already at their next duty station. We handle:

  • Property preparation and recommendations
  • Professional photography and marketing
  • All showings and open houses
  • Negotiating offers and inspections
  • Coordinating closing from anywhere in the world

Market Timeline

Properties in the Killeen area typically sell within reasonable timeframes:

  • Well-priced homes in desirable areas: 30-60 days
  • Average market time: 60-90 days
  • Proper pricing and preparation are crucial

The Rental Alternative

Don't forget—you don't have to sell. If the numbers work, keeping your property as a rental can be excellent long-term strategy.

Common Mistakes Military Families Make

After helping over a thousand military families, we've seen these errors repeatedly. Learn from others' experiences:

Mistake #1: Rushing the Decision

Don't buy the first property you see just to check housing off your PCS to-do list. Take time to compare options and neighborhoods.

Mistake #2: Ignoring HOA Rules

Some HOAs restrict or prohibit rentals. If you might keep the property after PCS'ing, verify HOA rules before buying.

Mistake #3: Overlooking Commute Patterns

That house might be perfect, but if it adds 45 minutes to your daily commute during morning PT traffic, you'll regret it. Consider your specific work location and gates you'll use.

Mistake #4: Not Planning for After PCS

Before you buy, have a strategy: Will you sell? Rent? Keep it long-term? This affects what type of property you should purchase.

Mistake #5: Underestimating Killeen

Yes, Fort Hood has an online reputation. But the actual community is supportive, affordable, and offers excellent opportunities for military families. Don't let internet stereotypes cost you a good investment.

Mistake #6: Going It Alone

Real estate transactions involve legal contracts, significant money, and long-term implications. Working with professionals who understand military life and local markets protects your interests.

Why Military-Specific Expertise Matters

Not all real estate agents understand military life. The difference matters:

We Understand Your Timeline

  • PCS orders don't come with flexible closing dates
  • We work within military timelines, not around them
  • Experience with rapid transactions when necessary

We Know VA Loans Inside and Out

  • Familiar with VA appraisal requirements
  • Relationships with military-experienced lenders
  • Understanding of VA loan processes and potential challenges

  • Familiarity with deployment cycles and TDY schedules
  • Knowledge of military benefits and BAH rates

We're Part of the Community

  • Veteran-owned and operated
  • Genuine respect for military service
  • Long-term commitment to the Fort Hood community

Special Considerations for Different Situations

First-Time Home Buyers

If you've never purchased a home, Fort Hood is an excellent place to start:

  • VA loan makes entry easier
  • Affordable market reduces risk
  • Strong rental market provides exit strategy
  • We guide you through every step

Senior NCOs and Officers

More experienced service members have different considerations:

  • Larger homes for families
  • Neighborhoods with other senior military families
  • Investment property potential
  • Preparation for eventual retirement

Families with Special Needs

The Killeen area offers resources for military families with special needs:

  • Schools with strong special education programs
  • Medical facilities through Fort Hood
  • Support groups and community resources

Dual Military Couples

Unique challenges require special consideration:

  • Coordinating dual PCS timelines
  • Planning for potential separate assignments
  • Property management during deployments

First-Time Home Buying Guide for First Responders By Chuck Kimble

As a real estate professional with Homevets Realty, I've had the privilege of helping countless first responders transition from renting to homeownership. Whether you're a police officer, firefighter, paramedic, or EMT, buying your first home is an exciting milestone—and one that comes with unique benefits designed specifically for those who serve our communities.

Why First Responders Deserve Special Recognition

Every day, first responders put their lives on the line to keep our communities safe. You're the ones who run toward danger when everyone else is running away. That dedication deserves recognition, and fortunately, there are several programs and benefits available to help make homeownership more accessible and affordable for you.

Special Benefits Available to First Responders

Good Neighbor Next Door Program

This HUD program offers eligible law enforcement officers, firefighters, and EMTs/paramedics the opportunity to purchase homes in revitalization areas at a 50% discount. Yes, you read that right—50% off the list price. There are requirements, including living in the home as your primary residence for at least three years, but the savings can be substantial.

First Responder Down Payment Assistance

Many states and local municipalities offer down payment assistance programs specifically for first responders. These programs can provide:

  • Grants that don't need to be repaid
  • Low-interest or zero-interest loans
  • Assistance with closing costs

Specialty Mortgage Programs

Several lenders offer mortgage programs with benefits like reduced interest rates, lower down payment requirements, or waived fees for first responders. Some conventional loans may allow down payments as low as 3%, and FHA loans require just 3.5% down.

Essential Steps for First-Time Home Buyers

Get Your Finances in Order

Before you start looking at homes, take time to understand your financial picture. Review your credit score, calculate your debt-to-income ratio, and determine how much you can comfortably afford for a monthly mortgage payment. Remember to factor in property taxes, insurance, HOA fees if applicable, and maintenance costs.

Get Pre-Approved for a Mortgage

A pre-approval letter shows sellers you're a serious buyer and gives you a clear understanding of your budget. Shop around with multiple lenders to find the best rates and terms. Don't forget to ask specifically about first responder programs and benefits.

Work with an Agent Who Understands Your Needs

At Homevets Realty, we understand the unique circumstances first responders face. Your schedule might be unconventional, you might need to relocate on short notice, or you might be working with a tight budget. Finding an agent who respects your service and understands your specific needs makes the entire process smoother.

Consider Your Long-Term Needs

Think beyond just your immediate needs. Are you planning to start or grow a family? What's your commute to the station or precinct? Is the neighborhood safe and well-maintained? How are the local schools? Your first home doesn't have to be your forever home, but thinking ahead can help you make a smarter investment.

Don't Skip the Home Inspection

As a first responder, you know the importance of thorough assessments. The same applies to home buying. A professional home inspection can reveal issues that might not be visible during a showing and can save you thousands in unexpected repairs down the road.

Common Mistakes to Avoid

Stretching Your Budget Too Thin

Just because you're approved for a certain amount doesn't mean you should spend it all. Your job comes with inherent risks and unpredictable schedules. Leave room in your budget for emergencies and lifestyle flexibility.

Overlooking Total Homeownership Costs

Your mortgage payment is just one piece of the puzzle. Property taxes, homeowners insurance, utilities, maintenance, and repairs all add up. A good rule of thumb is to budget an additional 1-2% of the home's value annually for maintenance and repairs.

Making Emotional Decisions

It's easy to fall in love with a house, but don't let emotions override practical considerations. Stay objective and ensure the home meets your needs and fits within your budget.

The Killeen and Central Texas Advantage

Here in the Killeen and Central Texas area, first responders find a welcoming community that values their service. The cost of living is reasonable compared to many other parts of the country, and there are excellent opportunities for first-time home buyers. The area offers diverse neighborhoods, from quiet suburban streets to more rural settings, with strong community support for law enforcement and emergency services.

Take the First Step Today

Homeownership is one of the most effective ways to build long-term wealth and stability for you and your family. As someone who serves the community every day, you deserve the opportunity to put down roots and invest in your future.

At Homevets Realty, we're committed to serving those who serve. While we specialize in working with military families, we extend that same dedication and expertise to all first responders. We understand the sacrifices you make, and we're here to make your home buying journey as smooth and successful as possible.

Ready to start your journey to homeownership? Let's talk about how we can help you find the perfect home and take advantage of all the benefits available to you as a first responder.

1. Killeen Homes for Sale

This remains the perennial top search, demonstrating consistent, strong demand for properties within the main Killeen city limits. With a median home price significantly lower than nearby Austin, Killeen continues to be a magnet for first-time buyers, investors, and anyone seeking affordability in Central Texas.

2. Harker Heights & Copperas Cove

These two neighboring cities frequently top the list right alongside Killeen. Buyers are often searching for homes in the greater metropolitan area, seeking the slightly varied amenities, schools, and community feel of Harker Heights and Copperas Cove while maintaining close proximity to Fort Cavazos.

3. Fort Hood Housing (Homes near Fort Cavazos)

The name change from Fort Hood to Fort Cavazos has updated the search terms, but the demand from military families remains the cornerstone of the Central Texas real estate market. Search volume for housing close to the base is consistently high, driving both sales and a strong rental market.

4. VA Loan Homes

Searches related to VA loans are dominant in this region. This term indicates a large pool of qualified buyers—primarily veterans and active-duty military—who are ready to utilize their zero-down payment benefits. As experts in military relocation, Homevets Realty specializes in helping these buyers maximize their benefits.

5. New Construction

In a market seeing steady population growth, searches for new construction are soaring. Buyers want modern layouts, energy efficiency, and the peace of mind that comes with a new home warranty. New home communities in the Killeen area continue to be a top target for many buyers.

Why These Trends Matter to You

  • If you are a Buyer: This list pinpoints the areas where competition will be highest. Working with a dedicated agent like Jose and Laura from Homevets Realty gives you a competitive edge by getting you immediate alerts in these in-demand areas.

  • If you are a Seller: These trends confirm the strongest markets for listing your home. High search volume means high buyer demand, which typically translates to a quicker sale and a better final price—especially in Harker Heights, Copperas Cove, and new construction developments.

Your First Home: A Step-by-Step Guide for New Buyers

Buying your first home is an incredibly exciting milestone, but it can also feel a bit overwhelming. From saving for a down payment to navigating closing costs, there's a lot to learn. Don't worry, we're here to help! This guide will break down the home-buying process into manageable steps, making your journey to homeownership a smooth one.

Step 1: Assess Your Finances and Get Pre-Approved

Before you start browsing listings, it's crucial to understand what you can realistically afford.

  • Review your budget: Take a close look at your income, expenses, and savings. How much can you comfortably allocate to a monthly mortgage payment, property taxes, insurance, and potential maintenance?

  • Check your credit score: A good credit score is vital for securing favorable loan terms. If your score needs improvement, start working on it now.

  • Get pre-approved for a mortgage: This is a critical first step! Pre-approval from a lender gives you a clear idea of how much you can borrow, making your offers more attractive to sellers. It also helps you narrow down your home search to properties within your budget.

Step 2: Define Your Home Needs and Wants

This is where the fun begins! Start thinking about what you truly need in a home versus what would be nice to have.

  • Location, location, location: Consider neighborhoods that align with your lifestyle, commute, schools (if applicable), and amenities.

  • Size and layout: How many bedrooms and bathrooms do you need? Do you prefer an open-concept living space or more defined rooms?

  • Property type: Are you looking for a single-family home, a townhouse, or a condo?

  • Must-haves vs. nice-to-haves: Create a list. Is a big backyard essential? Or is a modern kitchen at the top of your list? This will help your real estate agent find suitable options.

Step 3: Find a Trusted Real Estate Agent

A knowledgeable real estate agent is your best friend in this process. They will:

  • Guide you through the market: Agents have in-depth knowledge of local neighborhoods, property values, and market trends.

  • Help you find homes: They'll have access to listings that might not be publicly advertised yet.

  • Negotiate on your behalf: From making an offer to handling counteroffers, your agent will advocate for your best interests.

  • Connect you with professionals: They can recommend inspectors, lenders, and other necessary service providers.

Step 4: Start Your Home Search

With your pre-approval in hand and an agent by your side, it's time to start looking at homes! This can be an exciting but sometimes lengthy process. Be patient, and don't get discouraged if the first few homes aren't "the one."

Step 5: Make an Offer and Negotiate

Once you find a home you love, your agent will help you craft a competitive offer. This will include the purchase price, contingencies (conditions that must be met for the sale to go through, like a satisfactory inspection), and a proposed closing date. Be prepared for negotiations – it's common for sellers to counter your initial offer.

Step 6: Home Inspection and Appraisal

After your offer is accepted, two important steps follow:

  • Home Inspection: Hire a professional inspector to thoroughly examine the property for any structural issues, maintenance problems, or safety concerns. This can reveal hidden issues and give you leverage for further negotiations or repairs.

  • Appraisal: Your lender will order an appraisal to ensure the home's value matches the agreed-upon purchase price. This protects both you and the lender.

Step 7: Secure Your Financing and Close the Deal

Once the inspection and appraisal are complete and any renegotiations are settled, you'll finalize your mortgage. Your lender will work with you to complete all necessary paperwork.

  • Review closing disclosure: This document outlines all the final costs and terms of your loan.

  • Prepare for closing costs: These are fees associated with buying a home, typically ranging from 2% to 5% of the loan amount. Your lender and agent will provide an estimate.

  • The Big Day - Closing! At closing, you'll sign a stack of documents, transfer funds, and officially become a homeowner. Congratulations!

Buying your first home is a monumental achievement. While the process has many steps, taking it one at a time with the right team by your side will make it an enjoyable and rewarding experience. Happy house hunting!

🏑 Moving to Fort Hood? Your Complete PCS Checklist

Making a Permanent Change of Station (PCS) move to Fort Hood, Texas can feel overwhelming — but it doesn’t have to be. At Homevets Realty, we’ve helped thousands of military families relocate smoothly in and out of Central Texas. Whether it’s your first PCS or your fifth, having a solid plan makes all the difference.

Here’s your step-by-step PCS checklist to make your move to Fort Hood as stress-free as possible.

✅ Step 1: Get Your Orders & Start Planning Early

As soon as you receive your PCS orders, create a timeline. Things move quickly, so mark key dates:

  • Report-by date

  • House-hunting leave or permissive TDY

  • School registration deadlines

  • Shipping household goods (HHG) pickup & delivery

πŸ’‘ Pro Tip: The earlier you connect with a local real estate expert, the more options you’ll have for neighborhoods, schools, and housing.

✅ Step 2: Decide — On-Post or Off-Post Housing?

  • On-Post Housing
Convenient for families who want to live close to work and benefit from military community amenities. Availability can vary, and waitlists are common.

  • Off-Post Housing
Areas like Killeen, Harker Heights, Copperas Cove, Belton, and Temple offer more choices, larger yards, and different price points. You’ll also have flexibility if you want to use your VA loan.

πŸ’‘ Homevets Advantage: Our agents are military relocation experts — we’ll show you both on- and off-post options so you can compare what’s best for your family.

✅ Step 3: Understand Your BAH

Your Basic Allowance for Housing (BAH) depends on your rank and whether you have dependents. In 2025, Fort Hood’s BAH rates have increased, giving families more flexibility in choosing the right home.

πŸ’‘ We’ll help you match your BAH to the best housing options — whether buying or renting.

✅ Step 4: Explore Neighborhoods

Here are some popular spots for incoming Fort Hood families:

  • Harker Heights – Great schools, family-friendly neighborhoods, shopping & dining.

  • Killeen – Close to post, affordable homes, and growing amenities.

  • Copperas Cove – Small-town feel with an easy commute.

  • Belton & Temple – Ideal if you want a suburban vibe with access to I-35.

✅ Step 5: Line Up Financing

  • VA Loan – A powerful benefit with no down payment required.

  • Texas Veteran Land Board Program – Unique loan programs available only in Texas.

  • Pre-Approval – Before you arrive, we’ll connect you with VA-savvy lenders so you’re ready to make an offer.

✅ Step 6: School Registration & Family Services

If you have kids, make school registration a priority. Central Texas has several districts, including Killeen ISD and Harker Heights ISD, with specialized programs for military children.

Also, don’t forget resources like:

  • Child & Youth Services (CYS)

  • Fort Hood Family Housing support

  • Newcomer Orientation at Fort Hood

✅ Step 7: Arrival & Settling In

When you arrive, keep your PCS folder handy with:

  • Orders

  • Housing documents

  • Medical records

  • School records

πŸ’‘ Pro Tip: Schedule utilities (water, electricity, internet) in advance so your home is move-in ready.

First-Time Homebuying Tips for Military Families

By Karima Taylor, REALTOR® – Homevets Realty

Buying your first home is exciting—but for military families, it often comes with unique challenges. Relocations, deployments, and the need for flexibility mean you deserve guidance from someone who understands your journey. At Homevets Realty, helping service members and veterans is our specialty, and I’m honored to be part of that mission.

Why Military Families Have an Advantage

One of the greatest benefits of serving is the VA Loan Program. With no down payment, competitive interest rates, and no private mortgage insurance (PMI), VA loans open the door to homeownership sooner than most families imagine. If you qualify, this can save you thousands upfront and over the life of your loan.

Step One: Get Pre-Approved

The first step is connecting with a lender experienced in VA loans. Pre-approval tells you how much home you can afford and shows sellers you’re serious. Military moves often happen quickly, and pre-approval helps you act fast when the right property hits the market.

Step Two: Consider Your Timeline

PCS orders can arrive unexpectedly. When buying your first home, think about resale value and rental potential. Even if you’re only at Fort Hood or another duty station for a few years, the right home can become an investment that pays off long-term.

Step Three: Work with a Military-Focused REALTOR®

Not every agent understands the ins and outs of BAH, PCS timelines, or VA loan requirements. At Homevets Realty, our team—including myself—has decades of combined experience guiding service members. We know which neighborhoods work best for commute times, schools, and resale, and we’re experts at negotiating to protect your benefits.

Step Four: Plan for the Extras

Even with a VA loan, you’ll need to budget for things like earnest money deposits, inspections, and closing costs. The good news is we can often negotiate with sellers to help cover some of those expenses.

Step Five: Lean on Your Support System

Homebuying doesn’t have to be overwhelming. Between your lender, your Homevets agent, and the network of professionals we trust—inspectors, title companies, contractors—you’ll always have guidance at each step.

Final Thoughts

As a proud agent with Homevets Realty, I’ve seen the difference homeownership makes for military families—it’s not just about a house, it’s about stability, legacy, and community. If you’re stationed at Fort Hood or anywhere nearby and are thinking about buying your first home, I’d love to walk you through the process and make it as smooth as possible.

Ready to take the first step? Let’s connect. Your service has earned you the right to a home that works for you.
